What happens during an assessment visit?

I will visit you at a convenient time, and after assessment and satisfactory payment, will provide you with your provide you with your Energy Performance Certificate within 3 working days, or your Home Information Pack within 7 working days.

When I visit your house I will ask you to ensure that children, animals and the elderly are, where possible not in a situation to be upset or endangered by my presence in your house.
I will examine the outside of the house closely.
I will take photographs of features where appropriate.
I will take take appropriate measurements (usually externally).
I will ask you about your house, including the age of the house and any major changes.
I will take internal measurements as appropriate and make a drawn plan of each storey.
I will note the positions of important features.
I will take photographs of the heating and hot water systems and other relevant items.
I can bring my own ladder in order to view the loft insulation.
I expect the visit to take no more than two hours and usually less.

 Energy Performance Certificates and your home

An Energy Performance Certificate is part of a Home Information Pack. The certificates are commissioned by the seller (or their agent) from an accredited Energy Assessor, who visits the property to collect the relevant data and creates the certificate. This data includes the date, construction and location of the house and relevant fittings (heating systems, insulation or double glazing, for example).

Energy Performance Certificates tell you how energy efficient a home is on a scale of A-G. The most efficient homes - which should have the lowest fuel bills - are in band A. The Certificate also tells you, on a scale of A-G, about the impact the home has on the environment. Better-rated homes should have less impact through carbon dioxide (CO2) emissions. The average property in the UK is in bands D-E for both ratings. The Certificate includes recommendations on ways to improve the home's energy efficiency to save you money and help the environment.

Most sellers of newly built homes will have to provide a predicted assessment of the energy efficiency of the property, but a full Energy Performance Certificate should be provided to the buyer when the home is completed.
